How Our Mold Inspection Actually Works
Every mold inspection we run follows the same six phases, whether it’s a single damp room or a full commercial building. Here’s exactly what happens, stage by stage, and what you can expect from us at each one.
What to expect when we inspect
A mold inspection is only as good as the method behind it. Mold inspection isn’t a licensed trade in most of Canada, so the difference between a defensible inspection and a quick look often comes down to process and training.
Our inspectors work to the recognized standards we’re certified against, and we run the same six phases on every job across Ontario and Quebec. That consistency is what lets a finding hold up later, whether it lands in front of an insurer, a landlord, or a buyer.
Below is the full process, from the first walkthrough to the follow-up after your report. You’ll see what we do at each phase, why it matters, and how long it takes.
Every finding in your report is backed by moisture readings and accredited lab results, not opinion. If a claim ends up in front of an insurer or a buyer, the data is there to support it.
Our six-phase inspection process
The same proven sequence on every inspection, from a single room to a full building.
Visual Assessment
We start with a full visual inspection of every accessible area, including basements, attics, crawl spaces, bathrooms, and the spaces around windows and plumbing. We look for visible mold, staining, warping, and the water damage and moisture sources that let mold start in the first place.
Moisture Detection
Mold needs moisture, so we trace it. Our inspectors use professional moisture meters and thermal imaging cameras to find damp spots hidden inside walls, floors, and ceilings that a visual check alone would miss.
Air Quality Testing
We collect air samples to measure airborne mold spores, then compare the indoor reading against an outdoor baseline. That comparison shows whether spore levels inside are elevated and where they’re concentrated.
Laboratory Analysis
Samples go to a certified laboratory that identifies the specific mold species and measures how much is present. Results come back within 24 to 48 hours, so your findings rest on lab data rather than a guess.
Detailed Report
You receive a clear written report with our findings, moisture readings, lab results, a health-risk assessment, and specific remediation and prevention recommendations, all in plain language you can act on.
Follow-up Support
After the report, we stay available. We help you understand the recommendations, answer your questions, and connect you with qualified mold removal specialists if remediation turns out to be needed.
How long does a mold inspection take?
Timing depends on the size and complexity of the property, but here’s what most clients can plan around.
| Stage | Typical timing |
|---|---|
| Residential inspection | 2 to 4 hours on site |
| Commercial inspection | 4 to 8 hours, sometimes across more than one visit |
| Preliminary findings | Same day, before we leave |
| Laboratory results | 24 to 48 hours |
| Emergency response | Within 2 to 4 hours, available 24/7 |

The report is the deliverable. Everything we find during the six phases lands here, in writing.
Findings summary
Where we found mold or moisture, what condition each area is in, and how far it has spread.
Moisture readings
Meter and thermal-imaging readings that pinpoint the damp areas feeding growth.
Laboratory results
The mold species identified by an accredited lab, with spore counts and contamination levels.
Health-risk assessment
A plain-language read on what the findings mean for the people using the space.
Remediation plan
Specific recommendations for what needs to be removed, dried, or repaired, and in what order.
Prevention guidance

Why our process holds up
The value isn’t in the visit alone. It’s in a method that produces evidence anyone can rely on.
A standard-based inspection
- Follows recognized inspection and sampling standards
- Measures moisture and air, doesn’t just look
- Sends samples to an accredited laboratory
- Delivers a written report an insurer or buyer accepts
- Ties every finding to a clear next step
A quick visual look
- Relies on whatever is visible on the day
- No moisture or air-quality data
- No lab confirmation of species or levels
- Verbal or thin reporting that gets questioned
- No documented plan to act on

Inspection process FAQs
How long does a mold inspection take?
Most residential inspections take 2 to 4 hours, depending on the size and complexity of the property. Commercial properties can take 4 to 8 hours or more than one visit. We share preliminary findings the same day and return full laboratory results within 24 to 48 hours.
What’s included in the inspection report?
Your report covers our findings, moisture readings, air and laboratory results, a health-risk assessment, and specific remediation and prevention recommendations. It’s written in plain language so you can act on it or hand it to a contractor, landlord, or insurer.
Do you provide same-day results?
Yes. We give you preliminary findings on site before we leave. The full, lab-verified results follow within 24 to 48 hours, once the accredited laboratory has identified the mold species and levels.
Do I really need laboratory testing?
Lab testing is what turns an opinion into evidence. It confirms the specific mold species and how much is present, which shapes the right remediation approach and gives you a result an insurer or buyer will accept.
Which areas do you serve?
We serve homes and businesses across Ontario and Quebec, including Ottawa, Montreal, Kingston, Gatineau, Laval, Cornwall, Belleville, Kanata, Carleton Place, and Brockville. Contact us to confirm availability in your area.
