Visual Assessment

We start with a full visual inspection of every accessible area, including basements, attics, crawl spaces, bathrooms, and the spaces around windows and plumbing. We look for visible mold, staining, warping, and the water damage and moisture sources that let mold start in the first place.

Moisture Detection

Mold needs moisture, so we trace it. Our inspectors use professional moisture meters and thermal imaging cameras to find damp spots hidden inside walls, floors, and ceilings that a visual check alone would miss.

Air Quality Testing

We collect air samples to measure airborne mold spores, then compare the indoor reading against an outdoor baseline. That comparison shows whether spore levels inside are elevated and where they’re concentrated.

Laboratory Analysis

Samples go to a certified laboratory that identifies the specific mold species and measures how much is present. Results come back within 24 to 48 hours, so your findings rest on lab data rather than a guess.
