Short answer

A mold inspection in Mississauga starts with a free video call of about 20 to 30 minutes, where we look at what you’re seeing and smelling and tell you whether it needs testing. If it does, we book an on-site visit by appointment and send air or surface samples to an independent CALA-accredited laboratory, with results usually in 3 to 5 business days. Right now you may be guessing whether that stain or smell is mold at all. In Mississauga the answer starts with the kind of building you’re in, because a 1970s basement and a high-rise condo fail in different ways.

Mold in Mississauga depends on the building you’re in

A dark stain can look the same in a basement on a crescent and in a condo above Hurontario, and have nothing in common. Mississauga has a lot of both, so our first question on the call is what you live in.

Renter households72,350 (29.6%), with 42,305 in those towersWho repairs what matters, and so does a dated record

Older Mississauga houses hide mold behind finished basements

A basement can look perfectly fine from the room. The problem usually sits on the back of the drywall, where nobody looks until the smell starts.

Mississauga grew fast. City planning records count 74,155 dwellings in 1976 and 198,235 by 2001, so nearly three homes stood in 2001 for every one in 1976. Erin Mills and Meadowvale were built out in those years, and Malton’s wartime houses go back further, to 1942.

Many of those basements were later finished into family rooms and suites. Framing and insulation over a cool foundation give moisture somewhere to collect, and the finish hides it. So the first sign is usually a smell, not a stain. Our guide to mold in walls shows where it tends to start.

But more than one in four Mississauga households lives in a tower

Groundwater isn’t the usual cause on the 20th floor. In a tower, the moisture tends to come from the air inside the unit, the building’s envelope or a neighbour.

Condensation on a condo window with black mold spotting on the surrounding drywall reveal and sill caulking

Sealed units, bathroom fans that don’t pull enough air and condensation running off cold windows are the usual suspects. Our guide to condensation on windows covers what you can fix yourself.

Who pays is the other half of the question. In a condo, water coming through the envelope or from another unit may be the corporation’s to fix, and a written report helps settle that. In a rental, the landlord has to keep the unit in good repair. Rental towers can also fall under the City’s MARC apartment program, a five-year pilot since July 2022 for rental buildings of 2 or more storeys with 6 or more units.

So the mold question after a big storm comes weeks later

On July 16, 2024, about 106 mm of rain fell on Mississauga in a few hours, against about 75 mm in a normal full July, according to the City. That’s more than a whole month of rain in one storm.

A musty smell that stays

Smell without a visible source usually means growth behind a finished surface. It’s often how a past water problem shows up. More in our guide to musty smells in the house.

Staining along the baseboard

A dark line low on the wall may be mold, or it may be mineral salt left by evaporating water. The two are treated differently. See basement mold.

A wet basement you dried yourself

The floor can dry while the drywall, insulation and carpet underlay stay damp. See water damage and mold for how fast growth starts.

Worth knowing

The City credits its Lake Saigon stormwater pond with protecting land downstream in the Cooksville Creek watershed during that storm. To lower your own risk, look at the City’s basement flooding prevention rebate and Peel Region’s backwater valve rebate. Check the rules before any work starts, because they depend on your home type and approval.

A Mississauga mold inspection follows the water, and a lab confirms what’s growing

Here’s the whole plan. Most people only need the first step or two.

1

Free video call

You show us the area on your phone, and we ask about the building, its age and any water history. Many calls end with us telling you there’s no need to hire anyone.

2

On-site visit by appointment

If it’s warranted, we map moisture and use thermal imaging to find wet material behind finished surfaces.

3

Samples go to an independent lab

Air or surface samples go to a CALA-accredited laboratory. Results usually take 3 to 5 business days.

4

A written report and a plan

You get what was found, where the water is coming from and what to do next, including a removal plan if you need one.

5

Clearance test after removal

If we carry out removal, one certified team stays accountable from the first reading to the clearance test that confirms the work succeeded.

A mold test has limits, and sometimes you don’t need one

When we’d tell you to skip it

If you can see the growth, you know where the water came from and the area is small, a test may not change what you do. Our DIY inspection guide covers that case.

What a test can’t tell you

An air sample shows the mold types in the air at that moment, measured against an outdoor sample. It won’t find the leak, which is why the moisture work comes first. Cleaning without fixing the water means it grows back.

Frequently asked questions

How can I get a free mold inspection in Mississauga?

Book our free virtual assessment. It’s a video call of about 20 to 30 minutes, open to Mississauga owners and buyers, where we look at the area, ask about the building and tell you whether it needs testing. Tenants can book a virtual inspection too, for a fee. An on-site inspection with laboratory samples is a paid service, booked by appointment.

How much does a mold inspection cost in Mississauga?

The virtual assessment for owners and buyers is free. On-site work depends on the property and on how many samples are worth taking, and we confirm the price before booking. Our cost guide sets out the ranges for inspection, testing and removal across Canada.

How soon can someone come out?

Our phone line is answered 24/7, and we’ll tell you on the call which day we can be there. On-site visits in Mississauga are booked by appointment, and urgent jobs get the earliest available visit. The virtual assessment is usually the quickest way to get an answer.

Who pays for mold in a Mississauga rental apartment?

Under section 20 of Ontario’s Residential Tenancies Act, the landlord has to keep a rental in a good state of repair and fit to live in, and that duty stays even if you knew about the problem before moving in. A tenant can apply to the Landlord and Tenant Board. If the tenant caused the moisture, the answer can change. Our guide to mold in apartments covers the steps.

Is it too late to check a basement that got wet in a past storm?

No. Mold that started after a storm doesn’t announce itself, and it can sit behind drywall and carpet long after the floor looks dry. A musty smell that stays or a stain along the baseboard is a good reason to book the free video call, even a year or more later. Our guide to water damage and mold explains why.

Do you do removal, or only testing?

Both. We inspect, test and carry out removal with certified crews, then run a clearance test to confirm the work succeeded. You’re welcome to take our report to another contractor. The laboratory analysis is done by an independent accredited lab either way, so the findings don’t depend on who does the removal.
