Short answer

A mold test in Brampton starts with a free video call of about 20 to 30 minutes, where we tell you whether testing would change anything. If it would, we book an on-site visit by appointment and send air or surface samples to an independent CALA-accredited laboratory, with results usually in 3 to 5 business days. Right now you may be thinking your house is too new for mold, or that it’s just condensation. Mold needs moisture rather than an old house, and in Brampton the place to look first is often the basement, because that’s where a lot of people live.

In Brampton, a newer house doesn’t rule out mold

Brampton is young by Ontario standards. Nearly half its households live in homes built since 2001, so plenty of people assume mold is an old-house problem. It’s a moisture problem.

Brampton housingThe numberWhat it means for mold
Households182,470Most of them in low-rise homes with basements
Households in homes built since 2001About 48%Newer homes, so age alone won’t explain what you’re seeing
Single-detached houses96,010 (52.6%)Basements, side entrances and grading matter most here
Apartment or flat in a duplex11,625 (6.4%)Twice Mississauga’s share. It’s the census category closest to basement suites

But in Brampton, the basement is often someone’s home

The Pointer counted 21,812 registered second units in August 2024, up from just under 5,000 in 2019. The City once estimated there could be as many as 50,000 illegal ones.

Why a suite behaves differently from a basement

A storage basement gets opened up now and then. A suite has people cooking, showering, sleeping and drying laundry in it every day, often with low ceilings, small windows and cold walls.

All that moisture needs somewhere to go, and in winter it lands on the coldest surface in the room. Our guide to condensation on windows covers what you can do about it yourself.

So tenants and landlords both need a dated record

A dispute over mold in a suite usually comes down to where the water is coming from and who knew when. A report from an inspection answers the first question and puts a date on the second.

If you rent the suite

Tell your landlord in writing, with dates and photos. The Landlord and Tenant Board’s guideline says the landlord must keep the unit in good repair and fit to live in, even if you knew about the problem when you moved in. You can also ask the City about property standards through 311, or request a Peel public health inspector. Our guide to mold in apartments has the steps.

If you own the house

Brampton’s Residential Rental Licensing program covers landlords renting 1 to 4 units and is expanding citywide in 2026, and a second unit has to be registered first. A dated report tells you what you’re fixing before a tenant’s complaint or a licensing question does.

Older Bramalea and downtown Brampton have a different problem

The newer-house story doesn’t fit everywhere. About 23% of Brampton households live in homes built before 1981, and these two areas show why age and water still matter.

Bramalea

Billed as Canada’s first satellite city, Bramalea was started in the late 1950s, built in phases through the 1960s and joined Brampton in 1974. Those homes are now old enough that foundations, finished basements and past repairs matter more than the build date.

Downtown and the creek

Etobicoke Creek runs through downtown, and the City’s Downtown Brampton Flood Protection project broke ground in November 2025, with completion planned for 2028. If water ever reached your basement, the mold question usually comes two to six weeks later. See water damage and mold.

A Brampton mold test answers one question at a time

Testing only helps when the result changes what you do next. Moisture work comes first on almost every visit, because it’s what finds the source.

TestThe question it answersWhen it’s worth doing in a Brampton home
Moisture mapping and thermal imagingWhere is the wet material behind the finish?A smell in a finished basement or suite with nothing visible
Air samplingHow do indoor spore counts compare with an outdoor sample taken the same day?A health complaint with no visible source, or a suspected hidden problem
Surface samplingWhat type of mold is growing on this material?Visible growth where knowing the type changes the removal plan
Clearance testingDid the removal actually work? After removal, before the wall or the suite is closed up again

Samples go to an independent CALA-accredited laboratory, and results usually take 3 to 5 business days. One certified team stays accountable from the first reading to the clearance test.

A test has limits. An air sample shows the mold types in the air at that moment, and it won’t find the leak. If a wet window is the whole story, we’ll tell you that a drier room and a cloth are the fix. Our guide to mold on windows covers it.

Frequently asked questions

How can I get a free mold inspection in Brampton?

Book our free virtual assessment. It’s a video call of about 20 to 30 minutes, open to Brampton owners and buyers, where we look at the area and tell you whether it needs testing. Tenants can book a virtual inspection too, for a fee. An on-site inspection with laboratory samples is a paid service, booked by appointment.

How much does mold testing cost in Brampton?

The virtual assessment for owners and buyers is free. On-site testing depends on the property and on how many samples are worth taking, and we confirm the price before booking. Our cost guide sets out the ranges for inspection, testing and removal across Canada.

I rent a basement apartment in Brampton and there’s mold. What do I do?

Tell your landlord in writing, with dates and photos, and keep a copy. Ontario’s Residential Tenancies Act makes the landlord responsible for keeping the unit in a good state of repair and fit to live in, and a tenant can apply to the Landlord and Tenant Board. If the tenant caused the moisture, the answer can change. Our guide to mold in apartments covers the steps.

Can a house built in the last 20 years really have mold?

Yes. Mold needs moisture and something to grow on, and a newer house has both once water gets into a finished basement or a bathroom fan isn’t moving enough air. Age changes where we look, not whether we look. A new build isn’t a reason to worry either, so we start with what you’re actually seeing.

How soon can someone come out?

Our phone line is answered 24/7, and we’ll tell you on the call which day we can be there. On-site visits in Brampton are booked by appointment, and urgent jobs get the earliest available visit. The virtual assessment is usually the quickest way to get an answer.

Do you do removal, or only testing?

Both. We inspect, test and carry out removal with certified crews, then run a clearance test to confirm the work succeeded. You’re welcome to take our report to another contractor. The laboratory analysis is done by an independent accredited lab either way, so the findings don’t depend on who does the removal.
